No Showings
No Showings Until . . . MLS Rules require that residential listings be submitted to the MLS within 48 hours of the listing date. The listing date is the TERM OF THE CONTRACT date on the listing contract. If the seller(s) does not want the property entered into the MLS within 48 hours, you are required to submit a copy of the listing contract along with a “Request to be Excluded Form” (MLS Form 6). If however, the seller(s) do want the property entered into the MLS but, do not want to start showings until a specified date, you should do the following.
1. The listing contract should indicate, per the seller(s) request, that there are no showings until xx/xx/xx (a specific date). This can appear in Additional Provisions or in an amendment, as appropriate.
2. Under the “Showing Instructions” you should indicate “No Showings Until xx/xx/xx (specific date).
3. There should be no showings by anyone, including anyone from the listing office, until the date specified by the seller in the listing agreement.
As a common courtesy, you should keep track of those Realtors who are interested in the property. If the “No Show” date should change, you should contact those Realtors and change the date in the “Showing Instructions”.
If the sellers are no longer showing their property (No showings until further notice) you must remove the listing from the MLS.
