Important Information For MLS Associates


 Correct Procedures for Entering an Address

When entering an address please use normal spacing - no punctuation is necessary.  Directions are optional, as they do not always apply.  Street names should be entered completely.  The following street tags should be used.  Failure to enter street tags correctly/completely may also result in listings not mapping properly in the flexMLS system or on other web sites.  Variations may also cause problems with information appearing properly in the “history” of the property.

Highways with an alpha character (e.g. Cty Hwy B) should be entered as County Road B.  Highways with a numeric character (e.g. Hwy 12) should be entered as State Highway 12 or US Highway 12.    Check and enter the street name as it appears in the Tax Information records.  If the property address contains both a N/S and E/W in the address enter as follows:  N12W34467 MAIN ST.  The accuracy of the listing data is important to you as well as your clients and customers and fellow Realtors®.

 

Can’t Find That REALTOR®?

 

A Realtor® calls and asks to set up an appointment to show one of your properties, but you can’t find them in the flexMLS system!!  Not all Realtors® are in the flexMLS system – they may belong to the Central WI MLS, the South Central MLS or the Northeast MLS.  To verify membership for all Realtors® in Wisconsin, go to www.wra.org and click on “Find A Realtor”.  The WRA web site lists all Realtor® members, their local association affiliation and contact information. 

 

 

Re-Use/Copying MLS Photos

 

A frequent question is if Broker A has a listing and has one or more photos for the listing and his listing eventually goes off the market, can Broker B use those photos when they subsequently list the property?  NO!

 

Photos are copyrighted material and the property of the listing broker.  Unless Broker B has permission from Broker A, Broker B cannot copy or use the photos from the MLS data base.  If Broker B does use the photos in the MLS, the MLS will delete them from the listing.  MLS may have a primary photo taken and the appropriate fee will be assessed to the broker.

 

Please remember that, as with the remarks, you cannot put showing information, office/agent information, web sites, etc. in any of the photos submitted to the MLS.
