MLS Rules require that residential listings be submitted to the MLS within 48 hours of the listing date. The listing date is the TERM OF THE CONTRACT date on the listing contract. If the seller(s) does not want the property entered into the MLS within 48 hours, you are required to submit a copy of the listing contract along with a “Request to be Excluded From MetroMLS Form”. If however, the seller(s) do want the property entered into the MLS but, do not want to start showings until a specified date, you should do the following:
- If it is a new listing going into the FlexMLS system, enter it in using the Delayed Status. For the Start Showing Date (maximum of 15 days from the listing contract date) field enter in the date the property can start being shown.
- If the property is currently in the FlexMLS system as Active and cannot be shown you must change the listings status to Withdrawn until the property can be shown again. Once the property is available for showings put the listing Back on Market.
